Superior Property Management
is a full service, family owned Real Estate business that is designed to perform as your agent in any or all matters concerning the management of your rental property, as well as the sale and purchase of real property.

I am the sole owner of Superior Property Management.  I currently have a full staff of four, as well as two part-time real estate agents.

We have been in business in Ontario for the past 30 years, originally as Century 21 Tom Shirley Realty.  In 1987 we became Superior Property Management as a full Real Estate office with emphasis in property management.

We are current members of the Citrus Valley Association of Realtors, California Association of Realtors and National Association of Realtors.  We are college graduates with degrees and or certificates in Real Estate, Political Science, Industrial Management and Business Management.  We also participate in the Continuing Education Program for the Department of Real Estate in order to maintain our professional license.

We currently manage in excess of 300 properties.  They are primarily single family residences.  However, we do manage several apartments buildings and commercial properties.  Our area of coverage takes in approximately a thirty-mile radius from our Ontario based firm.

We manage properties with Section 8 in Ontario, Upland, Riverside, Pomona and Fontana.  We have experience with Section 8 in many other communities.  Our company is thoroughly familiar with the regulations governing the Section 8 programs.

Our office is fully computerized.  Owners and Tenants are sent monthly statements listing complete transactions for the current month.  A monthly income and expense statement is mailed to each owner covering all income received and disbursements made from your account.  In December of each year you will receive a year end statement with year to date totals of all transactions for your tax purposes.  All funds are placed in a trust account with Citizens Business Bank.  The trust account is regulated by the Department of Real Estate.  

Our strongest emphasis is on rent collection.  Rents are due on the first day of each month, and are late as of 12:00 midnight on the fifth day of the month.  On the sixth day we make phone calls, send notices and serve Three Day Notice to Pay or Quit to delinquent tenants.  A 10% late fee is automatically added to the tenant’s account if they fail to pay by the fifth day of the month.

We require prospective tenants to fill out an application, this gives us the information we need to conduct a thorough screening.  It enables us to obtain credit reports from three agencies in addition to a report of court records.  These reports contain judgements, collections, evictions and bankruptcy information on the applicant.  We also conduct an investigation of past rental history, job and salary information.  The credit/application fee is $35.00 per adult applicant and is paid by the tenant.

We conduct quarterly drive-by inspections of the property.  Annual pictures are taken of the property with a copy sent to the owner.  Interior inspections are done on an as-needed basis.  If at anytime we become aware of defects IE: bare lawns, missing screens, etc., the Tenant is contacted immediately.  If the problem is not corrected in a timely matter, we will make the necessary repairs and charge to the Tenant.

We arrange for all maintenance needed on the property.  We carefully select workers or contractors who are licensed..  We require bids on all large repairs.  We work closely with many local repair companies and through the years we have established a good relationship with them which enables us to obtain prompt reliable service at reasonable prices.  If a repair is made that is directly caused by the negligence of the Tenant, that Tenant will be charged for the repair. 

The following methods are utilized in order to solicit tenants: A “For Rent” sign is posted on the property, advertisements are placed in local newspapers, and all properties are listed in the Multiple Listing Service of the Citrus Valley Association of Realtors.  This service covers most of the areas in Southern California, this also includes Internet Listing through several Real Estate websites.

In case of eviction, the legal costs are the responsibility of the Owner, however, we prepare and serve the initial documents for our Attorney, his firm specializes in Unlawful Detainers.  We will accompany our Attorney to all court appearances on behalf of the Owner.  A representative from our company will be present for the Sheriff’s “Lock-Out”.  This final step in the eviction process restores the possession of the property back to the Owner.  Upon completion of the court action and receipt of judgement, we assign your judgement to the collection agency who aggressively pursues the collection of your money.  Both the Attorney and collection agency fees are disclosed in our Fee Schedule.

We have a 24-hour answering service that professionally handles our calls while the office is closed.  They are instructed to contact us immediately in case of an emergency.  We use our Fax machine as well as E-mail service for rapid transmission or receipt of urgent information.
